Abstract: 
Evaluation activity in the Republic of Moldova has completed two decades. In this study the authors, based on their own experience, highlight the premises of errors in evaluation reports in the conditions of the Republic of Moldova. It is proposed to generalize and systematize the non- conformities and frequent errors committed by real estate appraisers. It is proposed to classify valuation reports according to the correctness of their preparation and to specify the consequences for the valuers under the legislation of the Republic of Moldova.
