Abstract

A large part of the real estate with historical-architectural value are those for residential use. Taking into account the advanced operation duration, the change of owners, but also the legislation in force in the Republic of Moldova, there is an unsatisfactory condition of these constructions. Largely, the conclusion is due to the inefficient management of residential real estate. On the one hand, the state is interested in maintaining national values, on the other hand, there is no functioning protection mechanism for privately owned buildings in terms of intervening on them. This research aims to describe the current situation of residential real estate management which are included in the list of protected objectives, but also to identify examples of good national and international best practices on the efficient management of residential real estate and value them. Benchmarking will allow the formulation of necessary proposals to be implemented in our country that will create conditions to improve the current situation
